Flat and low-slope roofing in Industry

Almost every flat roof problem is a drainage problem wearing a disguise. Standing water finds the one seam that was not welded properly.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free, fast, and no obligation to hire anyone.

Before you let anybody on the roof

The things worth pinning down on a flat roofing job. A contractor who has not raised them has not looked properly.

  • Whether a coating is being sold as a repair
  • Drain, scupper and overflow provision
  • Whether water ponds anywhere after rain
  • Which membrane, and how the seams are joined
  • How the flat section is flashed into adjoining walls and pitched roofs

Ponding water is the enemy. Anything still sitting there forty-eight hours after rain is a design problem, and tapered insulation is usually the answer.

Drains and scuppers need to be checked every season. One blocked drain can hold enough water to matter structurally.

Single-ply membranes — TPO, PVC, EPDM — are heat-welded or taped at the seams. The seams and the terminations are the whole job.

Locally

The second problem is the marine layer keeping the north slope damp. Nothing dramatic happens. A slope stays damp most mornings for thirty years, and eventually that is enough.

About flat roofing here

Are gutters included in a re-roof?

Usually not, unless the quote says so. If they are near the end of their life, replacing them during the re-roof is meaningfully cheaper than doing it later, because the crew and the staging are already there.

What happens to my information?

It goes to a maximum of three roofing contractors working in Industry, and to nobody else. We do not sell it as a mailing list and we do not post it anywhere public. Our privacy policy sets out exactly what is shared.

It is leaking right now. What do I do?

Move what you can out of the way, put a bucket under it, and if there is a bulge in the ceiling put a small hole at its lowest point to let the water out in one place rather than bringing the whole panel down. Then mark your request as an emergency — those go out first.

Why three quotes and not one?

Because one price tells you nothing. Three tells you where the middle is, and the outliers are informative in both directions — the very cheapest is usually leaving something out, and the most expensive should be able to say what you are getting for it.
