Pricing a repair rather than a replacement

Most repair quotes fall into four or five recognisable bands. Knowing which band you are in stops you being surprised.

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free, fast, and no obligation to hire anyone.

Emergency tarp-over$400 – $1,200Stops the water tonight. It is not a repair.
Small leak, flashing or a few shingles$450 – $1,300A pipe boot, a bit of step flashing, a handful of blown-off shingles.
Valley, chimney or skylight reflash$900 – $2,900Where most leaks actually start. Rarely the shingles themselves.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Industry is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

Section replacement, one slope$1,400 – $5,100New material on part of the roof. Colour matching is the hard part.
Rotten decking, per sheet replaced$100 – $200Only found once the old covering is off. Always budget for some.
Structural repair with decking and framing$3,400 – $11,500Long-running leaks get expensive because of what they soak, not what they break.

What moves the price

  • Whether the valleys, drip edge and step flashing are being replaced or reused
  • Permit and inspection fees, which vary more between towns than people expect
  • Ventilation work, if the old roof was cooking itself from underneath
  • Pitch — anything over about 7:12 needs staging and slows a crew down
  • Where you land in the season; crews discount when the phone is quiet

Locally

Dry offshore wind lifts material that damp coastal air had been holding down. Most wind losses here happen on a handful of nights a year.

Ask for the remaining life of the covering alongside the repair price. Those two numbers together are what the decision actually rests on.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Industry is built. No contractor is bound by them.

Questions about price

Should I repair or replace?

Rough rule: if the covering has more than about five years left and the damage is confined to one area, repair. If it is at the end of its life or you are patching the third leak in two years, you are paying instalments on a replacement.

How many contractors will contact me?

Up to three. That is a hard cap, not a guideline. Three is enough to compare and few enough that your phone stays usable.

Are you a roofing company?

No. Industry Roofing Collective is a free matching service. We do not hold a roofing licence, we do not employ crews, and we never come to your house. We pass your request to independent local contractors who do the work and who you hire directly.
